The Zoning By-Law establishes the legal controls over what can be done and where on individual properties.

All development proposals must comply with the Zoning By-Law requirements.  As a result, before you proceed with your project, you need to discuss the proposal with the municipality to ensure that the proposal complies with the by-law, or to determine the course of action to address what needs to be done in order to comply.
Significant deviations from the Zoning By-law will require an amendment. 
When considering an application for a zoning by-law amendment, staff will assess the proposal to the Official Plan as well as the appropriateness of the development. The Planning Act sets out legislative requirements that must be met priort to the passing of a Zoning By-law amendment.  A zoning by-law amendment can be appealed to the Ontario Municipal Board.
In the event that the proposal does not conform to the provisions of the zoning by-law, but follows the general intent, you can apply for a minor variance.  Minor variances are considered by the Committee of Adjustment.


Temporary Use By-Laws
A Temporary Use By-laws are intended to allow land and buildings to be zone for temporary uses for renewable period of up to three years.  They can permit specific ususes for a limited period of time such as a parking lot to be permitted on a future office site.  A temporary use by-law must conform to the official plan.
